发展商不仅重视建筑设计,同样意识到景观设计对一个项目成败的关键作用,以期打造品质高尚的公共空间和充分的开放空间,为市民提供一流的生活工作和休闲购物场所。
在与KPF等知名的建筑商合作中,设计公司面临着开发一个整体和谐的景观总体规划的巨大挑战,它需要在有限的基地范围内把不同类型的用地紧密地结合起来。易道公司所提供的景观设计不仅配合了建筑的设计语言,而且充分考虑了城市新环境,另外设计理念考虑到北京当地严寒气候和环境等因素。景观设计总面积约35 000平方米,约占整个开发面积的三分之一。
除了景观与建筑元素之外,设计方案还考虑了基地附近一所业主名下的发电站。为了减轻发电站所带来的视觉影响,易道公司提供了一项具有独创性的解决方案。发电站的冷却系统可以生产出温水,十分有利于创造出大型的景观特色水景,加强了水的再利用。可以使该特色水景不必受北京寒冷冬天的制约。
该项目拥有15 000多平方米的零售商业区以及3 000多平方米的特色水景。区域的中心景观是花园台地环绕形成的总面积超过1公顷的巨大开阔的开放型草坪。 对业主而言,这意味着可以享受一种四季不间断的诱人景色,同时另一方面它将提供持久并极其有效的视觉景观。
China Central Place is a mixed-use development ideally located in the heart of Beijing’s Chaoyang District. It is one of the largest projects in the capital’s burgeoning Central Business District. The developer envisions the project as Beijing’s premier shopping, living and working destination and now open, China Central Place the development features two five-star hotels (a Ritz-Carlton and a J.W. Marriot), a shopping mall, three office towers, and luxury apartments.
Guo Hua Real Estate Co. Ltd aims to create a strong investment not just in the design quality of the buildings, but also in the landscape and surrounding public spaces. The emphasis on a high quality public realm and ample provision for open space was an important step for a local developer.
Working with KPF Architects and other consultants, EDAW was faced with the challenge of developing a cohesive landscape design framework that unifies the different land uses within the limited site. EDAW devised a landscape treatment that complements the architectural design and responds to the city’s new environmental impact design regulations and its often harsh climate. EDAW’s public open space comprises 35,000 square meters, a full a third of the entire development , a significant con-cession on the part of the developer in terms of leasable land area.
EDAW helped the client realize a win-win design solution that addressed the challenge of having a client-owned power station adjacent to the site. The inventive design solution took advantage of the year-round supply of heated water provided by the cooling towers to create extensive water features as a major landscape design element that are feasible through-out the year, even during Beijing’s cold winters.
The project has more than 15,000 square meters of pedestrian retail space with over 3,000 square meters of water features. For the client, residents and visitors, this requires a year-round aesthetic attraction, which will supply a constant and effective visual landscape.
